American Industries to Invest US$150 Million in Infrastructure

American Industries, a Mexican shelter, is set to invest US$150 million to expand its industrial warehouse portfolio to continue building industrial parks in Chihuahua and Nuevo Leon, two of the most important manufacturing regions in Mexico. This move is part of the company’s efforts to tap into the growing trend of nearshoring by foreign companies, particularly Asian firms seeking to relocate their operations to Mexico. 


American Industries aims to continue to build on the success of its recently opened 5.7-hectare industrial park in Ciudad Juarez. It is also developing the second stage of a 54-hectare park in Chihuahua and a 28-hectare park in Nuevo Leon. The company expects to bring the total number of industrial buildings to 13.

"In Chihuahua, an industrial park is being developed. Part of the [US$150 million] investment [will be used in the industrial park] and the other part in inventories," says Paulina González, Regional Director, American Industries, to El Economista.

The company is also looking to secure new land reserves for industrial development in existing cities and explore new regions in Mexico to set up more industrial parks. American Industries has already benefited greatly from nearshoring, leasing nine industrial warehouses to foreign companies in 2022 for a total of 1.2 million square feet.

The country has a unique opportunity to become the most attractive destination for foreign companies thanks to the increase in nearshoring and the relocation of industrial activities. “Mexico has all the potential to become the new Industrial real estate hot spot and the investment center for the entire American continent,” highlights González.

The company has been helping hundreds of Asian companies establish and begin their operations in Mexico over the past few years due to the appeal of nearshoring, according to Liliana Hernández, General Manager, American Industries.

"With this investment, expansion and development plan, American Industries is ready to receive more foreign companies that are mainly looking for the proximity of available labor, specialized security and adequate infrastructure for the development of their operations," adds Aáron Gallo, Director of Real Estate, American Industries. It is important to provide investors with certainty and to ensure the availability of electricity, water and gas, he says.

With a portfolio of over 140 industrial properties across Mexico and a presence in 17 industrial parks in key demand areas, American Industries has built 10 industrial warehouses in six regions, including Chihuahua, Ciudad Juárez, Apodaca, Guadalajara, Leon and Queretaro, catering to industries such as automotive, aerospace, technology, logistics and manufacturing.
