Vinte Prepares MX$300 Million Debt Issuance on BIVA

Mexican homebuilder Vinte Viviendas Integrales is launching a MX$300 million long-term debt issuance on BIVA to refinance existing liabilities while making its initial entry into the Cuernavaca residential market. Vinte's expansion into middle-income housing addresses Mexico's structural housing deficit across high-growth regional corridors. This capital market transaction reflects ongoing institutional liquidity for rated homebuilders navigating urban expansion and debt maturity profiles in Mexico's real estate sector.

Mexican homebuilder Vinte Viviendas Integrales plans to raise MX$300 million (US$17.49 million) through a long-term local debt certificate issuance on the Institutional Stock Exchange (BIVA), featuring an over-allotment option that could raise the total transaction size to MX$400 million (US$23.33 million). The placement corresponds to the fifth issuance under a board-authorized long-term debt program capped at MX$5 billion (US$291.64 million).

According to regulatory prospectuses submitted to BIVA, directed by CEO María Ariza, the debt certificates carry a 3.5-year maturity term with a scheduled expiration date of March 27, 2030. The primary auction for the placement is scheduled for Aug. 27, with the offering structured as a base placement of MX$300 million (US$17.49 million) alongside an over-allotment allocation mechanism of up to MXN$100 million (US$5.83 million).

Net proceeds obtained from the issuance will be allocated primarily toward debt refinancing and the reinforcement of corporate working capital. Specifically, the homebuilding company will utilize the proceeds to redeem its outstanding long-term debt certificates identified under the ticker symbol "VINTE 17-2."

Credit rating agency HR Ratings assigned a rating of "AA" to the proposed debt certificates, indicating strong corporate capacity to fulfill financial commitments on a timely basis and a low credit risk profile under adverse economic scenarios. Casa de Bolsa GBM will serve as the lead placement agent for the transaction, while Grupo Financiero Multiva will act as the common representative for institutional bondholders.

For 2Q26, Vinte reported a 10.9% year-over-year increase in consolidated revenues, reaching MXN$4.06 billion (US$236.83 million). However, net controlling income declined nearly 10%, moving from MX$366 million (US$21.35 million) in the prior-year period to MX$330 million (US$19.25 million). The financial results reflect ongoing capital deployment across new geographic markets and pre-sale development cycles.

Cuernavaca Market Entry

In parallel with its capital market operations, Vinte is launching its first real estate development in Cuernavaca, Morelos, marking its initial entry into the municipal housing market. The residential project focuses on middle-income and residential housing segments. Unit prices start near MX$1 million (US$58,328), with an average sales price exceeding MX$2.5 million (US$145,821) and high-end units reaching MXN$4 million (US$233,313).

"Cuernavaca is a new market for the group. It is going to be a major project where pre-sales are performing well, and we expect to begin initial title transfers by the end of this month," said René Martínez, CEO, Vinte, during an earnings call with financial analysts.

Management explained that the company expects to begin executing title deeds across six to seven developments currently in pre-sale during the third quarter, a milestone expected to drive financial results and operational cash flow during the second half of the year.

Sustainable Finance Activity

The BIVA issuance and Morelos expansion follow a period of green capital market activity for Vinte. In Aug. 2025, Vinte issued a MX$2.5 billion green bond on BIVA, more than doubling its initial target behind strong institutional demand, with participation from the LAGreen Fund and advisory support from Sustainalytics. The proceeds financed EDGE and EDGE Advanced-certified housing developments, water infrastructure, and urban green spaces.

Vinte provided an overview of its sustainable housing strategy at the International Economic Forum Latin America and the Caribbean 2026, organized by development bank CAF in Feb. 2026. At the Forum, Vinte, highlighted over 27,000 EDGE-certified homes that achieve average savings of 48% in potable water consumption. "The Vinte sustainability model does not only impact environmental indicators, but also the daily lives of the people who live in our developments," said Tobías Contreras, Director of Sustainability and Innovation, Vinte.
