FIBRA Index Grows 2.2% in July 2025
Mexico's S&P/BMV FIBRA Index gained 2.2% in July 2025, outperforming the benchmark S&P/BMV IPC index, which registered a slight decline of 0.1%, according to the latest FIBROMETRO report from MONEX.
For the year, the FIBRA Index has accumulated a return of 19.5%, while the IPC has gained 15.9%. The report suggests that investor preference is currently leaning toward the real estate investment trust (FIBRA) sector. This is supported by the results of 2Q25 reporting season, which validated the sector's favorable growth, strategic movements, and the maturity of its portfolios. MONEX highlighted an average increase of 18.3% in the surface area of FIBRA portfolios as of 2Q25.
The report notes a positive outlook for the industrial real estate sector, driven by nearshoring, and also expresses growing optimism for a recovery in the commercial and office segments. For 2H25, MONEX maintains an attractive and resilient view on the sector, despite challenging economic conditions in Mexico and the United States. "Greater commercial visibility will allow us to evaluate the future of nearshoring and its implications in a new stage, which could unlock value and is a key aspect for Mexico's trade leadership with the United States,” reads MONEX report.
Key catalysts for the remainder of the year include gaining greater visibility on the commercial environment, a potentially more flexible interest rate policy from the US Federal Reserve, and the expectation of continued dividend growth, which is projected to be 9.5% higher than in 2024.
