Fibra MTY Earns LEED Silver for Danfoss Facility in Nuevo Leon

Fibra MTY announces that the recently completed building for Danfoss in Apodaca, Nuevo Leon, has been awarded the Leadership in Energy and Environmental Design (LEED) BD+C: Core and Shell Silver certification by the Green Business Certification Inc. (GBCI). This international recognition establishes the facility as a benchmark for energy efficiency and environmental responsibility in Mexico’s industrial real estate sector.

The 18,271m² facility will host manufacturing operations for sensor components and compressors for air-conditioning systems, designed with a comprehensive approach to sustainable design and environmental performance. The LEED certification, developed by the US Green Building Council (USGBC), is one of the world’s most demanding standards for sustainable construction.

The Danfoss building achieved LEED Silver with 53 points across eight evaluation categories, excelling in energy efficiency, water conservation, indoor environmental quality, waste management, and sustainable location. Notable environmental achievements include:

• A 19.3% reduction in energy consumption, achieved through high thermal performance materials and natural daylight optimization using Solatube domes and strategically placed windows

• A 55.6% reduction in potable water use, enabled by low-flow fixtures and water-saving systems

• A 62.8% of construction waste recycled or reused, minimizing landfill disposal

• Location in a LEED high-priority zone, providing access to public transportation and essential services to promote sustainable mobility and urban revitalization.
