Industrial parks developer FINSA started the construction of its fifth industrial park in Nuevo Leon. Spanning up to 79ha, the new development, named FINSA Monterrey Apodaca II, will be executed in two phases on recently acquired land.

"FINSA's commitment to Mexico is to promote the industrial development of our country, with parks that have the necessary infrastructure for top global companies to establish their operations, and most importantly, generate jobs in dignified spaces," says Sergio Argüelles, Founder and CEO, FINSA.

This new industrial park is part of FINSA's new generation of sustainable industrial parks. Strategically located in one of the region's main industrial corridors, the park will benefit from high industrial demand, abundant labor, access to public transportation, and excellent road connectivity to the United States, with direct access to Laredo, Texas, and central Mexico.

FINSA Monterrey Apodaca II is expected to host around 20 companies from various industries, generating about 35,000 direct and indirect jobs. This will significantly contribute to the economic dynamism of the region, solidifying Nuevo Leon as a key industrial hub in Mexico.

The new industrial park will feature advanced infrastructure that promotes sustainability. Key features include the installation of water treatment plants for reuse and solar panels to power the park's common areas. Additionally, energy supply will be secured with a 20Mvas electrical substation.

"We are very excited to start this new project in Nuevo Leon, which responds to market demand and the interest in Mexico. Nearshoring continues to be a key driver for the Mexican industrial sector, and we are ready to seize this opportunity by creating sustainable spaces with the appropriate infrastructure. This will attract investments that will drive economic development, create jobs, and strengthen the competitiveness that characterizes our country," says Argüelles.

FINSA's four existing industrial parks in Nuevo Leon, which are  FINSA Guadalupe, FINSA Monterrey Apodaca, FINSA Santa Catarina, and FINSA Santa Catarina II, host 94 companies that generate about 31,000 jobs. These parks serve strategic sectors such as automotive, electronics, metalworking, warehousing, and logistics.

With over 47 years of experience, FINSA is a leader in the Mexican industrial sector, having developed over 12 million m2 nationwide. The company operates 24 industrial parks across the country and manages and leases 3.7 million square meters. FINSA has been a pioneer in developing a green portfolio and sustainable buildings, representing 17% of the total national LEED-certified industrial buildings in Mexico.

"This new industrial park will maintain high-quality standards, with appropriate certifications, sustainability elements, safety, and social responsibility that have always characterized our spaces, thus becoming part of the new generation of industrial parks highly demanded by the current market," says Argüelles.
