FINSA reduced its total greenhouse gas (GHG) emissions by 17.2% in 2025, according to its latest Sustainability Report. The report outlines the company's ESG performance from Jan. 1 to Dec. 31, 2025, with data prepared in accordance with the Global Reporting Initiative (GRI) Standards and the Sustainability Accounting Standards Board (SASB) framework for the real estate sector. The reporting process was led by FINSA’s Vice Presidency of Human Capital and Sustainable Development, while Valora Consultores independently verified the information to ensure transparency, traceability, and data accuracy.

In his annual message, Sergio Arguelles Gonzalez, President and CEO, FINSA, said the market "no longer accepts growth at any cost, but instead demands a conscious evolution committed to environmental, social, and governance criteria." He added that the company's strategy focuses on developing industrial ecosystems supported by resilient and sustainable infrastructure.

Corporate Infrastructure and Materiality Analysis

One of Mexico's largest industrial real estate developers, FINSA manages a portfolio of 23 industrial parks across 18 states, totaling 3.8 million square meters (m²) of leasable and managed space. The company serves approximately 300 corporate clients and has developed more than 14 million m² of industrial infrastructure, supporting the creation of over 300,000 jobs nationwide.

FINSA joined the United Nations Global Compact in 2022 and committed to the Science Based Targets initiative (SBTi) in 2025, aligning its decarbonization strategy with a verified net-zero emissions target by 2050. The company conducts a double materiality assessment every two years to evaluate both financial and environmental risks affecting its stakeholders.

The latest assessment, conducted in 2024, identified water management, sustainable buildings, lifecycle management, climate change, biodiversity, and waste management as the company's most material sustainability priorities. These topics guide capital allocation, risk management, and long-term strategic planning.

Emissions and Resource Performance

FINSA reported total direct energy consumption of 28,810.33 gigajoules (GJ) during 2025, including 20,738.26 GJ of electricity consumed in common areas, 6,945.63 GJ generated from 196,733.34 liters of gasoline, and 1,126.44 GJ from 29,528.19 liters of diesel.

Electricity intensity in common areas averaged 3.44 kilowatt-hours (kWh) per square meter, while leased facilities recorded 192.37 kWh/m². Total electricity consumption in leased properties reached 118.49 million kWh (426,581.22 GJ), while natural gas consumption totaled 474,009.11 GJ, bringing total energy use across leased operations to 502,819.44 GJ.

The company generated 531.29 megawatt-hours (MWh) of renewable electricity through solar installations, including 800 photovoltaic panels in Aguascalientes that produced 435,344 kWh and 92 panels in Queretaro that generated 27,199.8 kWh, helping reduce dependence on grid electricity.

Total greenhouse gas emissions reached 104,876.53 metric tons of carbon dioxide equivalent (tCO₂e), representing a 17.2% reduction from 2024. Scope 1 emissions totaled 594.01 tCO₂e, primarily from mobile sources (548.26 tCO₂e), followed by stationary combustion (40.72 tCO₂e) and fugitive emissions (5.04 tCO₂e). Scope 2 emissions from purchased electricity totaled 2,557.72 tCO₂e.

Scope 3 emissions remained the company's largest source of emissions, totaling 101,724.80 tCO₂e. The largest contributors were leased assets (52,611.72 tCO₂e), the use of sold products (30,049.70 tCO₂e), and purchased goods and services (16,707.36 tCO₂e).

Water withdrawal totaled 258,863.88 cubic meters (m³), with all operations located in water-stressed regions. Common areas accounted for 75,910.16 m³, while leased properties consumed 182,953.72 m³. Water sources included 1,149.00 m³ of surface water, 73,401.89 m³ extracted under groundwater concessions, and 184,312.99 m³ supplied by municipal providers.

Wastewater discharges reached 233,011.99 m³, including 129,239.36 m³ released to surface water bodies, 42,496.53 m³ to groundwater, and 61,276.09 m³ into municipal sewer systems. FINSA operated 17 wastewater treatment plants that processed 163,195.90 m³, allowing 22,025.76 m³ to be reused in common areas and 141,170.14 m³ in leased facilities.

Construction and maintenance activities generated 145.34t of waste, consisting of 2.61t of hazardous waste, 69.90t of municipal solid waste, and 72.83t of special handling waste.

To protect biodiversity, FINSA implemented standardized environmental management plans that prohibit hunting, vegetation burning, stream diversion, and herbicide use during project development. The protocols also require wildlife rescue and native vegetation relocation programs, supervised by federal environmental authorities, before construction begins.
