Industrial Construction: How to Take Advantage of Nearshoring

As a director of Grupo Casgo, I am very excited about the future of industrial construction in Jalisco in light of the possibilities that nearshoring represents. Figures for the last quarter of 2022 showed a 50.6% increase in the construction of industrial buildings, compared to the previous year.1

The global relocation process has made Mexico attractive, driving demand in locations such as Monterrey, Saltillo, Guanajuato, San Luis Potosi, Guadalajara, Chihuahua and Tijuana.2

The causes of the acceleration of this phenomenon are clear: the trade war between China and the US, inflation, the war between Russia and Ukraine and the problems in the supply chains after the pandemic have led to an increase in the demand for this type of construction, especially for the automotive and manufacturing sectors.3

Consequently, location is a key factor, and supply could decrease as demand increases in the future. Hence, the opportunity is today. Whether in Jalisco or anywhere in Mexico, Casgo is ready to be part of this development and contribute to the creation of Mexico's industrial infrastructure in the coming years. We have the capacity to operate wherever we are needed, with the advantages and facilities that we offer as a general contractor.

Jalisco: Latin America's Logistics Hub

Our region is also booming, due to its strategic location and the consolidation of the airport as the logistics hub of Latin America, in addition to the maritime and highway connections that turn Jalisco into a port of access to the entire world from Guadalajara. This positively impacts the reduction of transit times to different destinations, the improvement of efficiency in the supply chain and the capacity to establish greater control in the quality of production.

For this reason, there is more and more news about the arrival of companies in search of opportunities and the competitive aspects that Jalisco can represent for international firms with different types of industrial activities. According to Newmark, the flow of investments was oriented to the arrival of large companies in sectors like beverages and tobacco (18% of total foreign direct investment), electronic components manufacturing (17%) and automotive (14%). In addition, Silicon Valley has found a place in Jalisco to expand its operations, driven by macroeconomic conditions and the Chip Act, a new US strategy for the manufacturing of microchips.

Industrial construction is very different from other projects. It requires a great deal of planning, technology and precision, always keeping in mind, above all, the importance of meeting deadlines, since the construction of these plants must be part of the production chain.
