Integrated Business-Residential Complex Comes to Queretaro

In recent years, Queretaro has seen significant development in its residential and industrial real estate development. The arrival of different industrial sectors in the state has promoted sustained economic growth in the city, which has significantly raised the quality of life of its inhabitants. This creates excellent opportunities to build efficient and innovative spaces where people can live, work, exercise and relax, without having to travel. Located in Juriquilla, Xentric District is the first business district that will turn this idea into reality.

Inspired by popular real estate trends hailing from Mexico's major metropolitan areas, the Xentric District offers a high-end mixed-use development in one of Queretaro's fastest-growing areas to consolidate itself as the city's predominant business meeting point.

Xentric will enjoy a privileged location: located in Juriquilla, the complex will have great connectivity with the rest of the city of Queretaro. Travel time to the main industrial and logistics parks in the area is 15 minutes. The Queretaro Aerospace Park is 40 minutes away, too. In addition, the area also benefits from the industrial boom in the Bajio region, driven by the automotive and aerospace sectors.

The business complex will include an office tower, a shopping plaza and an internationally-branded hotel. According to Xentric, all this will be developed using a "business class" approach. The commercial plaza boasts two levels for the gastronomic, service and entertainment offerings in its 35 commercial spaces.

The office tower will feature “premium amenities” that will be available to each of the companies in the 21 levels for offices considered in the project. The complex will have a concierge service for the office area, toom as well as reservations for meeting rooms and common areas that will be bookable through an app.

The facility will also include a 50-person auditorium that tenants can use to hold pitches or press conferences. A rooftop bar with a panoramic view of Queretaro and a basement used for a nightclub bar will add further value in terms of entertainment.

The Xentric District is also at the forefront of sustainability. The complex will have constant monitoring of water and electricity to optimize the consumption of both resources. To minimize waste, the complex includes a cogeneration, monitoring, and energy consumption building management system.

According to the company, Xentric's business aims to constantly monitor the performance of the property and ensure that it generates a return on investment. This new project seeks to be an iconic development for Queretaro. It is still under construction with an estimated opening date of 2H25. During the pre-sales, 80 to 90 percent of the commercial plaza and 30 percent of the office area have already been sold. The hotel has already agreed with an international brand that will be announced in the coming months.
