Meor Inaugurates Industrial Park in Apodaca

The Mexico-based real estate developer Meor has inaugurated its HubsPark Apodaca in Nuevo Leon. The project is the first of eight further industrial parks the company aims to develop to meet the increasing demand for industrial spaces caused by companies looking for nearshoring. 

According to Meor, HubsPark Apodaca, located in Apodaca, Nuevo Leon, extends over 35,000m², with 18,000m² constructed. The project required an investment of over US$15.4 million and it took Meor 10 months to complete the project. During its construction, it created over 800 direct jobs and 1,500 indirect ones. “HubsPark Apodaca has a privileged location and flexible characteristics that allow it to adapt to the requirements of any company. For example, its class A industrial warehouses feature the best setups in the market: They are hybrid, which means that their dimensions are compatible with goods storage companies as well as with manufacturing companies,” said Javier Camarena, Director General, Meor. 

Jonathan Pomerantz, Sales and Investment Director, Meor, said that HubsPark Apodaca is already rented to two automotive and air conditioner manufacturers. He said that the facilities will be used as logistic centers. The company added that it aims to profit from nearshoring opportunities that have led to an exponential growth in the demand for industrial spaces in Mexico, especially in northern states. Therefore, within the next two years, Meor will invest US$195.7 million in the development of other eight industrial parks in Mexico. “We hope to close the year with 160,000m² of rentable spaces, aiming to meet the high demand from our clients and those yet to arrive because nearshoring will still increase during 2023. Therefore, we will expand our presence in the north and expand our capacity in the rest of Mexico, especially in strategic areas in the center and south,” Pomerantz said.

On Nov. 11, 2022, MBN reported that Meor identified that nearshoring brought a new challenge to industrial real estate developers: The lack of available space, as most industrial parks in northern Mexico cannot keep up with the increasing demand. The company said that Nuevo Leon is the only state able to meet the demand. Meor says that Nuevo Leon is accessible in terms of costs and space, as well as regarding access to services and road infrastructure.
