The construction of T-Mex Park, which aims to manage logistics in the country and make better use of USMCA-led opportunities, has begun. The 4 million square meter is expected to be the largest industrial park in Latin America and a key intermodal logistics hub in the Valley of Mexico.

The project looks to bring a multimodal logistics park with airport, industrial, railway and international trade services and equipment to improve connectivity and mobility of merchandise amid the logistics boom. It will be located in the municipality of Nextlalpan, State of Mexico, close to the new Felipe Ángeles International Airport (AIFA). This infrastructure will make the State of Mexico one of the Top 10 exporting states across the country.

“The three countries’ decision to create USMCA makes it a great moment to launch this platform, which along with AIFA and Ferrovalle, represents the highest volume business generator of this generation. We will have access to the railroad, which will enter an almost three-kilometers long warehouse and we will have transfer and multimodal services. We will provide all the services through alliances,” said Alfredo Neme Martinez, General Director, T-Mex Park.

The project is expected to require a total investment of MX$25 billion (US$1.25 billion) as E-Group estimated when presenting the project to State of Mexico Governor Alfredo del Mazo Maza a year ago. An initial investment of MX$13 billion (US$651 million) has been made as construction began officially on March 11.

Construction began on March 10. The logistics center will incorporate a single productive chain from reception to shipping of merchandise and will generate more than 65,000 direct and indirect jobs, benefitting the region’s population.

The park will include industrial plants, maneuvering platforms, distribution centers, personalized facilities for users, transshipment, refrigerated shipping areas and last-mile services, among others. “We will have a fiscal precinct area that will allow us to carry out a transformation," said Neme Martínez.

Along with the recently-inaugurated Felipe Angeles International Airport (AIFA), the project is turning the region into a territory prime for commercial development. According to Neme Martínez, the park will also work in collaboration with AIFA, providing a third-line option for businesses that manage cargo but do not have a hangar. It will also provide additional hotel services and support the airport’s operations in other ways. The T-Mex Project donated 70 hectares to the construction of AIFA.

The park’s industrial spaces are expected to begin selling as early as Aug. 2022 and operations are expected to begin in about one year, according to Neme Martínez.
