Mexico’s FIBRA sector is strengthening its ESG profile after Fibra Danhos, Fibra Uno, and Fibra Prologis were included in S&P Global’s Sustainability Yearbook — signaling the structural adoption of ESG reporting, renewable energy integration, and certified sustainable infrastructure across the sector. The trend is increasingly relevant for Mexico’s capital markets and investment flows, as sustainability metrics gain weight in asset valuation, financing conditions, and investor decision-making. It comes as the S&P/BMV FIBRAS Index posted 28.83% price growth in 2025, led by industrial real estate assets.

Four members of the Mexican Association of Real Estate Investment Trusts (AMEFIBRA) were included in the Sustainability Yearbook 2026 published by S&P Global, highlighting the strengthening ESG profile of Mexico’s real estate investment trust (FIBRA) sector. The recognized issuers — Fibra Danhos, Fibra MTY, Fibra Uno and Fibra Prologis — secured a place in a ranking that selected 848 companies from more than 9,200 evaluated worldwide. In total, Mexico placed 17 companies in the 2026 edition, underscoring increasing alignment with global sustainability benchmarks.
According to sector data, ESG integration among AMEFIBRA members has become structural. Currently, 100% of affiliated FIBRAs report ESG indicators, 90% promote active diversity and inclusion policies and 87% maintain formal sustainable development strategies. The sector has also expanded renewable energy use and positioned itself as a leader in green bond issuance within Mexico’s real estate market, with placements exceeding US$1.9 billion.
In terms of sustainable infrastructure, more than 8 million m² of FIBRA portfolios hold international certifications such as LEED, EDGE, Green Key and BOMA Best. These certifications reflect performance standards related to energy efficiency, water management, emissions reduction and operational governance.
Jorge Ávalos, president of AMEFIBRA, said the recognition validates the sector’s ability to operate under international standards and attract capital from major financial markets.
Fibra Danhos Expands On-Site Solar Generation
In February 2026, Fibra Danhos and energy solutions provider Caliza completed what they described as the largest solar carport installation in Mexico City at Parque Las Antenas. The photovoltaic system comprises 2,171 solar panels with an installed capacity of approximately 1.25 MWp.
Annual electricity generation is projected at 1.79 GWh, equivalent to the consumption of roughly 1,700 Mexican households. The installation is expected to prevent more than 780 metric tons of CO₂ equivalent emissions annually — an environmental impact comparable to planting more than 65,000 trees per year.
“For Fibra Danhos, diversification of electricity supply and the integration of renewable energy sources are fundamental pillars of our ESG strategy,” said Jonathan Cherem Daniel, Chief Administrative Officer, Fibra Danhos. “The implementation of this carport at Parque Las Antenas represents not only an operational milestone but also positions us as a benchmark in the adoption of clean on-site generation solutions.”
Fibra Danhos manages a portfolio exceeding 1 million square meters of gross leasable area, including shopping centers, corporate complexes, mixed-use developments and industrial properties. The trust reports having installed more than 10,000 solar panels across multiple assets as part of its decarbonization strategy.
Fibra MTY Secures LEED Certification
In October 2025, Fibra MTY announced that its recently completed Danfoss industrial facility in Apodaca received LEED BD+C: Core and Shell Silver certification from Green Business Certification Inc. The 18,271-square-meter building will host manufacturing operations for sensor components and compressors for air-conditioning systems. The certification, developed by the US Green Building Council, evaluates energy performance, water efficiency, materials selection and environmental quality.
The Danfoss facility achieved LEED Silver with 53 points across eight evaluation categories. Reported environmental performance metrics included:
-
A 19.3% reduction in energy consumption through high thermal performance materials and daylight optimization using Solatube domes and window placement
-
A 55.6% reduction in potable water use enabled by low-flow fixtures and water-saving systems
-
62.8% of construction waste recycled or reused
-
Location in a LEED high-priority zone with access to public transportation and services
“This certification represents more than a technical milestone, it reflects Fibra MTY’s conviction to build an industrial portfolio that combines profitability, innovation, and environmental responsibility. Sustainability is not a trend but an essential condition for long-term value creation,” said Jorge Ávalos, CEO, Fibra MTY.
FIBRAs Post 28.8% Growth in 2025
Overall, Mexico’s FIBRA sector grew 28.83% in 2025, according to S&P Global’s FIBRA Index, validating expert projections and signaling strong momentum through 2026, driven primarily by the industrial segment.
The S&P/BMV FIBRAS Index tracks the performance of the sector’s main trusts, comprising the four FIBRA’s recognized by S&P Global for their ESG performance (FIBRA MTY, FIBRA Uno, FIBRA Danhos, FIBRA Prologis), in addition to FIBRA Macquarie, FIBRA Hotel, FIBRA Shop, FIBRA Plus and FIBRA Inn. As of Dec. 29, 2025, the index recorded a year-to-date growth of 28.83% when measured by price. When measured by total net return, the growth rate was 37.35% year-on-year.
