Cancun Airport Expands Terminal 4 with US$411 Million Investment

The Mexican Ministry of Environment and Natural Resources (SEMARNAT) has approved ASUR’s expansion project for Terminal 4 at Cancun International Airport. In 2023, the airport reached a record-breaking 32.7 million passengers, underscoring the urgent need for capacity upgrades as operations neared their limits.

Currently covering around 79,381 square meters, the terminal will double in capacity. Expansion plans include a new 42-meter control tower and additional aircraft positions, increasing from 26 to meet future demand. ASUR will invest US$467 million (MX$8.3 billion) in this development.

“Since 2023, we have been outlining the necessary adjustments to anticipate the growth in demand in the coming years,” said Manuel Gutiérrez Solá, Commercial Director, Southeast Airports (ASUR).

ASUR also announced a comprehensive investment plan across its nine terminals in Mexico, allocating US$1.41 billion for 2024-2028, with 75% directed toward Cancun. The annual investment will start at around US$130 million in 2024, peaking at US$272.4 million in 2026, the highest within this period.

Originally opened in 2017, Terminal 4 was designed to support future growth, with three levels dedicated to domestic and international operations and compliance with International Air Transport Association (IATA). Expansion plans include clearing forest areas to allow for additional facilities aimed at improving passenger comfort.

To address previous capacity challenges, ASUR reopened Terminal 1, which had been closed since Hurricane Wilma in 2005. "Expanding our facilities will improve service standards for national and international tourists," added Solá.
