FIBRA Monterrey Plans Sale of Unoccupied Office Asset
FIBRA Monterrey (FMTY) is selling an office property, formerly leased by Axtel, for up to US$15 million to focus on expanding its industrial portfolio or repurchasing CBFIs. The sale aligns with its strategy to shift from underperforming office assets to the stronger industrial sector, which reported a 98.9% occupancy rate in 2Q24. Recent acquisitions and expansions total US$346 million, with further industrial growth planned.
SEDEMA Documents Biodiversity in Chapultepec Forest
Mexico City’s SEDEMA and UNAM launched the first “BioBlitz” in Chapultepec Forest, a 24-hour event to document biodiversity in the park’s First Section. The initiative, part of the Chapultepec, Nature, and Culture project, aims to enhance the park’s management and reconnect visitors with nature. Observations will be added to iNaturalistMX to support conservation efforts and public awareness.
Yucatan Secures 40ha Expansion at Progreso Port
The Port of Progreso’s administration granted the Yucatan government a 40ha sea surface for a land platform in the Deepwater Port. While expansion plans are on hold pending review by Mexico’s President-elect Claudia Sheinbaum, she has expressed interest in expanding the platform to 80-90ha. Additionally, 28 investment projects for new companies will be carried over to the next administration.
Inventec Inaugurates New US$200 Million Server Plant in Ciudad Juarez
Inventec Corporation inaugurated a new telecommunications equipment plant in Ciudad Juarez, Chihuahua, part of a US$200 million investment. The facility, dedicated to server production, has created 2,200 jobs and aims to generate thousands more in the next three years. This expansion supports Inventec’s strategy to enhance its global production capacity and address growing server demand, with a focus on AI and advanced technology. The plant complements Inventec’s other manufacturing sites in Mexico, the Czech Republic, Thailand, and Vietnam.
VYNMSA Begins US$100 Million Torreon Industrial Park Construction
VYNMSA has started the construction of the Torreon Industrial Park in Coahuila, which represents over US$100 million in investment. The park will create about 7,000 direct and 23,000 indirect jobs, with the first two warehouses expected by early 2025. This project, part of VYNMSA’s 26 industrial parks, aims to boost economic development in the region, attracting foreign capital and enhancing local industries such as automotive parts and textiles.
Alsea Invests US$33.3 Million in New Operations Center in Tonala, Jalisco
Alsea has started building a US$33.3 million operations center in Tonala, Jalisco. The new facility will create over 180 jobs and is set to begin operations in the third quarter of 2025. This center will support over 300 stores and 75 routes, enhancing distribution efficiency for cities including Guadalajara, Aguascalientes, and Zacatecas. The 12,000m2 center is strategically located to improve supply chain connections.
Elite III Industrial Park Begins Construction in Tonala, Jalisco
The Elite III Industrial Park started its construction in Tonala, Jalisco, marking the ninth industrial park built in the area in the past three years. Strategically located near key transport links and a planned Light Train Line, the park aims to enhance Tonala’s appeal for national and foreign investment. The development is expected to attract investment, create jobs, and boost local economic growth, transforming the area from its agricultural roots into a major logistical hub.
