ProximityParks Acquires Mexico City’s Largest Logistics Property

ProximityParks, a leading company in the investment and development of last-mile logistics industrial parks in Mexico, announced the acquisition of a multi-tenant industrial property in Vallejo for approximately US$40 million. The company considers this acquisition to reinforce its position as the company with the largest portfolio of last-mile logistics properties in Mexico.

The property, formerly known as Ceylan Industrial Park, spans 4.9ha and is fully leased to five national and international companies: Unilever, Steren, Truper, Etiflex, and Sanchez y Martin.

The property covers an area of more than 28,000m² and is located on Ceylan Avenue, one of Vallejo’s main thoroughfares, which boasts excellent connectivity to several high-consumption areas in Mexico City’s Metropolitan Area, including Polanco, Naucalpan, Centro, Condesa, Satelite, and Lindavista. 

Vallejo is a prominent urban industrial corridor in Mexico City, offering rapid access to millions of consumers for faster, more cost-effective, and sustainable deliveries. According to the company, ProximityParks Vallejo I is the highest quality industrial property in this corridor, reinforcing the company's leadership in the market with the largest portfolio of last-mile logistics properties in the country.

ProximityParks says the investment in this new property addresses the growing demand for more efficient and sustainable last-mile logistics solutions in Mexico's major metropolitan areas. The rise of e-commerce and new consumer trends have heightened the need for strategically located facilities that allow lower-cost, quicker, and environmentally friendly deliveries to end consumers. "This acquisition represents a significant milestone for our portfolio, further strengthening our position as the leading provider of industrial spaces for last-mile logistics in Mexico's main cities," says Mario Berlanga, CEO and Co-Founder, ProximityParks.

ProximityParks plans to enhance the user experience at ProximityParks Vallejo I through renovated facilities and more sustainable infrastructure. The company says ProximityParks Vallejo I will be a flagship property for the company and is part of the investment program of ProximityParks Fund II, supported by private and institutional investors from Mexico, the United States, Europe, and Asia.
