Fibra Inn Reports 10.9% Revenue Growth in 3Q25

Fibra Inn, a hotel real estate investment trust (REIT) focused on serving business travelers through internationally branded hotels, reported solid financial results for the 3Q25, underscoring its operational strength and disciplined focus on profitability.

“We closed the third quarter with resilient results and an improvement in net operating income, driven by financial discipline and expense control. Our focus remains on preserving solid margins and generating long-term value for our investors,” says Miguel Aliaga, CFO, Fibra Inn.

Administered by Banco Multiva, the trust posted a 10.9% year-on-year increase in total revenue, reaching MX$654.5 million (US$35.2 million). Net Operating Income (NOI) totaled MX$187.7 million, up 6.3% compared to the same period in 2024, with a 28.7% margin. Adjusted EBITDA stood at MX$157.5 million, a 5.7% increase, reflecting strong cost control and efficient management.

Operationally, Fibra Inn achieved an average occupancy rate of 58.7%, with an average daily rate (ADR) of MX$1,928.8 (up 6.8% year over year) and a RevPAR of MX$1,131.9 (up 2.1%). As part of its internal management strategy, Fibra Inn began direct operation of the Holiday Inn Monterrey Valle and Holiday Inn Puebla La Noria during the quarter. This move aims to strengthen its operational structure, enhance efficiency, and boost long-term performance.

For the quarter, Fibra Inn will distribute MX$65.7 million to certificate holders, equivalent to MX$0.0900 per CBFI, maintaining a stable and sustainable return policy.

With a portfolio of 33 hotels and 5,760 rooms, plus 218 additional rooms under development, Fibra Inn reaffirms its commitment to sustainable value creation and to consolidating its position as one of Mexico’s leading hotel REITs.
