FIBRA Macquarie to Develop Two Class A Buildings in Guadalajara

FIBRA Macquarie Mexico is acquiring a prime 10ha land parcel in Guadalajara, Jalisco, for US$8.3 million (excluding transaction costs and taxes). This site is strategically located in the El Salto industrial corridor, one of Guadalajara’s rapidly expanding industrial hubs. FIBRA Macquarie plans to develop two Class A industrial buildings on this land, adding about 42,735m2 of gross leasable area (GLA) to its portfolio.

“We are pleased to add this strategic land parcel in Guadalajara to our diversified land bank, as we maintain momentum in our industrial growth capex program. This parcel complements our fully occupied portfolio of about 900,000ft2 of GLA in Guadalajara. The market is experiencing low overall vacancy of below 3% and asking rents that have increased meaningfully in recent years, and we believe there will be strong demand for FIBRA Macquarie’s market-leading industrial spaces which incorporate superior sustainable building standards,” says Simon Hanna, CEO, FIBRA Macquarie.

The El Salto corridor, part of Guadalajara’s Metropolitan Area, has been experiencing strong rental growth and sustained demand from various industrial sectors, including logistics, e-commerce, light manufacturing, and technology. The corridor’s appeal lies in its accessibility, robust infrastructure, and the ability to support diverse industrial needs. With overall vacancy rates in Guadalajara’s industrial market below 3% and rental rates steadily climbing, FIBRA Macquarie’s acquisition represents a strategic move to capitalize on market demand for premium industrial spaces.

With this acquisition, FIBRA Macquarie’s total land bank for industrial development now stands at 399,492m2 of buildable GLA. The new project in Guadalajara will also adhere to FIBRA Macquarie’s commitment to sustainability, integrating modern, environmentally responsible building practices.
