Hybrid Work Drives Office Expansion in Mexico City: CBRE

CBRE, the global leader in real estate consulting, commercialization, and services, reports that hybrid work consolidates in Mexico City, with 87% of firms planning to expand office spaces. In its latest corporate office user perception survey for Mexico City, the firm highlights the consolidation of the hybrid work model and a renewed corporate appetite for expanding office spaces.

The survey, which includes companies of all sizes and a strong representation from the services sector, analyzes how organizations are adapting their strategies to the future of work.

From Pandemic to Post-Pandemic

The transition to hybrid work in Mexico City has been gradual but steady. In 2022, as companies navigated the return to normality amid lingering pandemic uncertainty, 75% had already reinstated in-office work, while 25% adopted hybrid schemes with staggered attendance. This phase reflected a balance between operational recovery and cautious adaptation.

By 2023, the hybrid model had become more established. Most companies required employees to work in the office at least three days a week, while only a minority maintained full flexibility. This period marked significant learning in remote team management and operational adaptation, setting the groundwork for a more structured hybrid future.

In the 1H25, the trend persists. CBRE data shows that 78% of office users now attend three to five days per week, with a large share of companies requiring three to four days of in-person presence.

Space Expansion in Sight

Alongside hybrid consolidation, corporate expectations for office space growth are on the rise. According to the survey, 87% of users foresee expansion based on their current occupancy.

The progression of office space demand has shifted in recent years:

  • 2022: Companies showed mixed strategies, with many imposing mandatory in-office attendance while testing expansions and contractions of space as part of an initial adjustment phase

  • 2023: Mandatory attendance decreased, replaced by more flexible validation of presence. Office space trends leaned toward moderate growth, with fewer companies reducing their footprints

  • 2025: Projections indicate a structural consolidation of hybrid work. Most companies anticipate moderate space growth, while a significant share foresee larger expansions

The alignment between expectations and average office attendance underscores a key challenge: revitalizing the workplace experience. Survey respondents prioritized parking availability (45%) and connected technologies over other services as critical elements for the office of the future.
